Neither do we know to what extent the interest rate landscape will become more adverse under a government that plans to borrow more.Demand was already subdued in prime country markets during the first ten months of 2024, thanks to the election and Budget. The impact was more marked in higher-value markets, where buyers and sellers are more discretionary and less driven by Post-Budget clarity may mean buyers re-activate their plans, even as they digest the changes. If they do, they can take advantage of average prices in the country market that are down by an average of 7.4% from their last peak in Q2 2022.Our latest forecast is that prices in the country market will fall by 2% this year but we will revisit our numbers following last year’s budget announcement, which may increase downwards pressure on demand in higher-value markets.Prices and sales volumes are also likely to come under pressure for farms and estates following changes to agricultural relief rules for inheritance tax that will make it more expensive to pass farms between generations.needs such as schooling and employment.The number of offers made on properties outside London below £2 million was 8% lower in the year to October than the previous 12-month period.
